Pre-Listing & Pre-Marketing ActivitiesBefore your home goes on the market, has an open house or is shown to anyone, we will work together to create an overall plan for a successful sale.
By meeting with you to talk about our relationship; your goals and objectives, I will better understand the unique needs and situations that exist. Each home and seller is different and needs to be handled with personal care.
Detailed property notes are collected and used in my marketing descriptions and layout. We will determine what the main selling points of your home are and what areas to focus on during any presentations.
By creating a Competitive Market Analysis and reviewing this with you, the seller, and discussing market strategies, then I can advise you on possible ways to minimize time on market and maximize your return. By researching property tax records, recent homes sold and currently for sale, area trends and more, an accurate fair market price can be determined.
Walking through the property with you, giving my professional opinion and advice on how to improve the visual impact of each room, yard, and your overall home, we can work together to improve the appearance that potential buyers will see. Each home and room is different and it starts with organizing and removing excess items to create the impression of more space.
Marketing & Advertising
In marketing your home, there are many options, but beginning with clear wide angle photos and detailed descriptions of the important rooms and exterior views of your home is important. A strong & professional Internet presence is very important because more homebuyers nationwide start first with the Internet instead of the newspapers today.
Listing & Lock box- Placing your home property listing online and on the Multiple List Service starts the traffic. In many cases, still photos will do, while some properties may require more advanced presentations of your home, such as videos or virtual tours. I will professionally present your home in its best light, highlighting its' best and most unique features.
Once we place your home in the MLS System and on my web site we should begin to see activity and walkthroughs. I will place a real estate lockbox on your home (except where prohibited) to facilitate real estate agents showings. We will work with you to determine the possible show times available for other agents to access your home. Special circumstances such as pets in the property will be arranged to your satisfaction.
Showing your home & Open Houses
We can hold an Open House and/or a Broker's Open when we invite other real estate agents to view your home. Invitations are sent out by email or flyer and the times will be scheduled at your convenience and availability. Extra marketing materials are created for the events.
Contract NegotiationOf course, it all comes down to receiving offers. We will guide you through the process and review all offers with you to determine which is the overall best offer. In some cases, a slightly lower price with fewer conditions may be a better offer than a full price offer with more conditions. Each offer is different and must be reviewed separately. I will be there every step of the way.
Closing the Deal
Once there is an offer with the sales price, conditions and secure financing that meets your needs, I will meet with you to discuss the terms and answer your questions. In some cases, we may have the option of selecting a backup contract just in case the first contract fails to close.
I will attend settlement with you and help you in any way that I can. As questions arise, I will be present to assist you, the settlement officer or real estate attorney will advise you and, as always, I work with your best interests in mind.
After Settlement & Moving
Just because you have settled on your home does not mean that I will not be available to help. My service does not stop at settlement. I can help you in many ways, I have many local contacts and will always be available, just contact me.
