Selling: Choosing the Right Listing Agent

You have decided to sell your home but aren't sure which Realtor® to hire. 

Beware of "discount" agents with their promises of “saving you money…” and other agents attempting to convince you that your home will sell for much, much more than others that are similar in your neighborhood. Some say they will buy your listing if it doesn't sell within a period of time at an unrealisticly high price– all just to get you to use their services up front - but at what cost to you?

The following is information many brokers bank on consumers NOT knowing!  Please take the time to educate yourself! 

Your agent should know your market, I will provide excellent service and will work for YOU for YOUR best interests. 

I will work toward maximizing your sales price in the minimum amount of time on market!

I want you to have all of the facts about the type of service you are entitled to receive.

You should feel that the Realtor ® you're working with is someone you can trust and who will work in your best interests. 

If the Realtor ® you choose is good, they'll be able to guide you every step of the way in selling your home and buying your new home!

Ask your potential agent pointed questions and see what the answers tell you.

    Are you a Realtor®?  Hire a Realtor - not just a real estate agent.FULL-TIME Realtor®? Part-timers may not always be there when you need them.
  • What areas do you service?
  • What properties have you listed or sold?
  • What is your sales track record?
  • Do you have a list of references?
  • What methods of advertising do you utilize?
  • Which web sites will you use to advertise my property?
  • What marketing plan will you use to sell my home? 
  • Will you be present at the closing? Yes, most Realtors will be there start to finish.
  • What Multiple Listing Service do you use? (MRIS for the Wash DC Metropolitan Area)
  • Will they explain and disclose agency Relationships? If no, then stop, drop and run – They are bound by law to disclose their agency role right from the start.
  • Will they explain all documentation and paperwork? You need to understand what you are signing.

An agent should not try to convince you to overprice your home just to get you to sign up with their services. If the price of the house is too high for the neighborhood, statistics prove these houses will remain listed and unsold. These homes stay on the market longer and end up selling for less than those that were priced more competitively from the start.

NOT all “Real Estate Agents”


In many states, it is not a requirement to be a Realtor® to hold a Real Estate License. However, there are many differences between those who are and are not Realtors®.

Agent, Broker and REALTOR ® are used interchangeably, but have very different meanings. 

A Realtor ® is a member of the NATIONAL ASSOCIATION OF REALTORS ® (click for details),The Voice for Real Estate ® - the world's largest professional association. The term REALTOR ® is a registered collective membership mark that identifies a real estate professional who is a member of the NATIONAL ASSOCIATION OF REALTORS ® (NAR) and subscribes to its strict Code of Ethics.  Founded in 1908, NAR has grown from its original nucleus of 120 to today's 750,000 members.  NAR is composed of residential and commercial Realtors ®, who are brokers, salespeople, property managers, appraisers, counselors and others engaged in all aspects of the real estate industry.  Members belong to one or more of some 1,700 local associations/boards and 54 state and territory associations of REALTORS ®.  They can join one of our many institutes, societies and councils. Additionally, NAR offers members the opportunity to be active in our appraisal and international real estate specialty sections.  REALTORS ® are pledged to a strict Code of Ethics and Standards of Practice (click for standards)

Working for America's property owners, NAR provides a facility for professional development, research and exchange of information among its members and to the public and government for the purpose of preserving the free enterprise system and the right to own real property.

A Realtor has taken additional training and joined the National Association of Realtors. A Realtor must follow strict ethics and standards of practice. Realtors have higher levels of training, more overall experience, and are dedicated to the Real Estate Profession as a full time job. As a result, Realtors have additional insight and practices that give Realtors the edge to perform to a higher level of standard.

Higher standards of Realtors® results in higher sales prices.
