Beyond that, there are frequently homeowner association rules & standards that also must be followed. You must remedy Homeowner Association violations before selling.

Some sellers have a home inspection before they sell their homes. By doing this, you will be a more informed seller than if you just relied on your own expertise. Many of the problems and potential problems that may exist in the home can be identified and corrected . Most of the time, there are is a small list of minor issues that you can typically correct. Even new home construction can be inspected, as well, for construction defects and omissions.

You may also consider a Homeowners Warranty, which is insurance against breakdowns, mechanical and structural problems that occur during the covered period and some policies during the listing period (usually the first year for the buyers- it may be extended) and are not found. There is a deductible and not all services are covered 100%.
